Newington Housing Association (1975) LTD wish to appoint a suitably qualified person to the following post:
Maintenance Officer - Temporary 1 year contract
37 hours per week based at the NHA's offices 300/302 Limestone Road
Salary Scale Point 25 - (£20,235)
The Association offers a contributory NILGOSC final salary pension scheme.
Applicants must have
- At least two years' technical experience and sound knowledge of building practice.
- Excellent communication and organisational skills.
- Preference may be given those who possess appropriate technical qualifications.
The post is an integral part of the housing service and the successful applicant must be able to work well with colleagues, customers, consultants, contractors, the Association's joint management partners and outside agencies.
Specific Tasks and Responsibilities
- To respond to repairs complaints from whatever source.
- To prepare and issue works orders to the Associations contractors from a select list.
- To carry out percentage pre and post repairs checks of all repair items and report in accordance with NHA service standards.
- To monitor vacant property re-let inspection sheets and issue works orders in accordance with NHA service standards.
- To prepare programmes of service equipment visits.
- To review contractor service equipment reports and other reports. To issue follow up works orders as required.
- To check and authorise invoices for work undertaken.
- To monitor and report on contractor performance for repair completion against the NHA performance standards.
- To order replacement technical components/equipment for schemes as necessary.
- To monitor and report on new contractors performance as directed by the NHA management.
- To monitor and report on expenditure against budgeted amounts as directed by NHA management.
- To meet with contractors as required.
- To prepare standardised repair items including costs estimates as directed by NHA management.
- To respond to complaints in accordance with NHA service standards.
- To ensure all contractors and consultants follow relevant policies and procedures (e.g. contractor agreement, code of conduct, health and safety legislation).
- To respond to out of hours emergencies if required and to assume overall responsibility for a system of contractor out of hours response service.
- To assist and advise as necessary on the Association’s planned maintenance programme administered by the Development Manager.
Development Process
- To assist in snagging and at handover of new developments as directed by Development Manager.
- To monitor complaints during Defects Liability Periods.
- To carry out snagging at the end of Defect Liability Periods as directed by Development Manager.
- To monitor latent defect complaints.
- To assist in the collation and update CDM files and maintenance manuals and Contractors emergency contact details.
- To assist the Development Manager with the technical administration of all requests for adaptations made by Occupational Therapists, including tendering and appointment of contractors and/or consultants and the management of works on site.
- To liaise with relevant external bodies as necessary (e.g. Architects, consultants, contractors, occupational therapists).
- To visit and inspect potential properties for purchase by the Association under the House Purchase scheme and report on condition to Development Manager.
